TERMS AND CONDITIONS         

1.  CONTRACT
-   This contract is between LFC Property ( the Owners ) and the Client.  The   
contract will commence once the confirmation form has been issued and will 
be subject to all booking conditions.

2. PERIOD OF RENTAL
-   The period of rental will run normally from Saturday to Saturday.
-   The period of rental starts at 4:00pm on the first day of rental and finishes at 10:00am on the last day of rental.
-   The Client should notify the Owners if arrival is to be significantly delayed to ensure entry arrangements run smoothly.

3. PAYMENT
-   Payment may be made by major credit card or cheque as detailed on the booking form.
-   A deposit of 20% of the rental fee (£80.00 minimum) is payable to confirm a booking made more than 8 weeks before the start of the rental. A
booking accompanied by a cheque will become effective once the cheque has cleared.
-   The balance is due to be paid at least 8 weeks before the start of the rental.
-   Non payment of the balance of the rental fee by the due date shall be deemed as a cancellation of the contract by the Client.
-   The full rental fee is payable immediately for bookings made less than 8 weeks before the start of the rental.

4. CANCELLATION
-   Cancellation of a booking by the Client for whatever reason must be notified in writing and sent by recorded delivery to the Owners.  The date from which the cancellation applies will be the date on which the cancellation letter is received.
 The following charges will apply in the event of a cancellation:

                                           43  - 56 days                       50% of rental
                                           22 – 42 days                       75% of rental
                                             0 – 21 days                           Total cost

-  We recommend that the Client takes out holiday cancellation insurance.

5. CHANGES OF RENTAL DATES
-   Consideration will be given by the Owners to a Client’s request to a change to the dates of a confirmed booking, as long as the request is received more than 8 weeks prior to the start of the rental.

6. OCCUPANCY
-   The number of guests occupying the property must not exceed the number stated  on the booking form.
-   The property will only be used for personal and domestic purposes.
-   Smoking is not permitted on the property as a courtesy to all guests.
-   Pets are not permitted on the property. Guide dogs will be accommodated   
subject to notification being given at the time of booking.
-   Cupboards throughout the property are not fitted with child proof locks.

7. CARE OF PROPERTY
-   The Client and Guests shall take all reasonable and proper care of the 
property
 and  its contents and leave them in the same state of repair, condition, cleanliness and tidiness as at the start of the period of hire. An additional charge may be levied if extra cleaning is required.
-   The Client is legally bound to reimburse the Owners with the full cost of  
replacement or repair for any damage to the property and/or its contents caused by the Client or any Guest.

8. COMPLAINTS                                                                                                                                             -   Any complaints should be notified promptly in person to the Owners , or their representatives in their absence, who will seek to deal with the issue promptly. 
-   In the event of a serious complaint then this should be confirmed to the
Owners in writing immediately. 
-   Complaints not reported at the time cannot be entertained subsequently.

9. LIABILITY
-   The Owners, employees and representatives shall not be liable to the Client, Guests or third parties for any accident, damage or loss, injury expense or inconvenience to persons or property, however arising.
-   If the property becomes unavailable or unusable for some reason prior to the period of hire, best endeavours will be made by the Owners to find suitable alternative accommodation. Failing this, the Client will be repaid all monies.

10. RIGHT OF ENTRY
 -    The Owners, or their representatives in their absence, have the right of entry to the property at all reasonable times for the purpose of necessary repairs, maintenance or inspection.
 -    Prior notice will be given to the Client wherever possible and privacy will   
maintained at all times.
